Our Solution
We immediately partnered with local paleontological experts to carefully secure and evaluate the findings without halting adjacent site work. To resolve the infrastructure conflict, our engineering team rapidly redesigned the foundation system to bridge over the 5-foot storm drain. By parallel-tracking these unexpected variables, we protected the site's history and infrastructure without compromising the project schedule or increasing the client's budget.

The Challenge

We implemented a strict overnight-only work schedule. To access the atrium, we engineered and erected an intricate 250-foot interior scaffolding system. Advanced HEPA filtration and negative air pressure systems were deployed on every floor to maintain pristine air quality control. Working closely with the historic department, we laser-scanned surviving elements to reverse-engineer the original architecture. We sourced specialized craftsmen to hand-fabricate the wood windows and reconstruct the dome precisely as it was. Simultaneously, we discreetly integrated advanced structural steel reinforcements within the walls, seamlessly upgrading the building's seismic integrity without altering its historical appearance.

Developing a hillside property in Malibu involves navigating some of the most rigorous Coastal Commission approvals and environmental impact regulations in the country. The steep, unstable terrain required massive retaining walls and deep-foundation engineering while adhering to strict neighborhood height restrictions.
Our Solution
We successfully navigated the complex Coastal Commission entitlement process by working directly with environmental consultants and geotechnical engineers. We designed a tiered, low-impact foundation system utilizing deep-piled caissons to secure the structure into the bedrock. Currently on track for a mid-2026 completion, this meticulous approach ensures absolute structural stability without compromising the home's striking architectural design or its sweeping ocean views.
